Tenant Screening – the easy way
ReportPath makes it easy to obtain tenant screening reports and accept on-line applications – all at no cost to you.
Sign up, and send requests to prospective tenants. You will be notified when they respond, and you can log in to view the (optional) on line application, and the full tenant screening report.
The report will contain:
- Up-to-date official Experian® credit report, including the credit score and all details
- Optional nationwide criminal search report
- Optional statewide search for suits, liens, and judgements, which will include evictions
It is great for the prospect, too
The prospect receives a copy of their credit report, and it doesn’t count as an ‘inquiry’ against their credit score. Most convention credit report requests generate a ‘hard’ inquiry, which can drop the applicant’s credit score 5 – 10 points. The ReportPath method is a ‘soft’ inquiry, with no effect on the credit score.
Cost Effective
The prospective tenant pays for their report (and receives a copy), including the credit score. Most services that offer the report with the score enroll the applicant in some sort of monitoring service, costing hundreds of dollars a year. The ReportPath method does not require any such subscription. The applicant receives the report with no obligations.
Since the applicant pays for the report, it costs you nothing. You aren’t out-of-pocket for the tenant screening reports.
Quality report
You and the applicant receive an official Experian® credit report, up-to-date as of the time you retrieve it. It is available on-line for 30 days from the time the applicant originally orders the report. The report includes the credit score, names, addresses, and accounts for the applicant.
National Criminal Search
The national criminal search includes:
Comprehensive Nationwide Criminal History
County Courts Data
Checks Against the Terrorist Watch List
National Registered Sex Offender Data
Information from State Agencies
Access to 4.1 Million Criminal Photos
Every report is uniquely generated based on information from various public record sources and a database of more than 345 million criminal records.
Statewide Eviction Report
We use an extensive and growing proprietary database of eviction data with more than 28 million eviction records. Our eviction data searches help you identify unqualified applicants who might not be found through credit searches, since many evictions are not properly reported to credit agencies. National Eviction File data is updated daily with the most current information and includes coverage in more than 1800 nationwide counties and parishes. The file reports initial filings, judgments and possessions.
Summary
ReportPath offers a cost-effective, comprehensive method of obtaining tenant screening reports, and gives you the option of having the prospective tenant apply online! All at no cost to you. It benefits the applicant by creating a report without causing a ‘hard’ inquiry on their credit report – and, the applicant gets a copy.
